What does office fit-out cost per sq ft in Mumbai in 2026?

Is furniture included in the fit-out cost?
Furniture is typically quoted separately as a BOQ line item so you can control that budget independently. Our quotes include civil, MEP, ceiling, flooring, joinery, glazing, lighting, and AV — furniture and loose seating are added on request.
What is the difference between a warm shell and bare shell starting point?
A warm shell has basic electrical, HVAC rough-in, and a finished floor/ceiling from the developer. A bare shell is a raw concrete structure — you start from scratch. See our glossary entry on warm shell. Bare shell projects typically cost Rs 200–400/sqft more and take 2–3 extra weeks.
How does a fixed-price contract work?
After design and BOQ sign-off, you receive a single fixed-price contract covering all scope in the BOQ. What you agree on day one is what you pay at handover — no surprise invoices for scope that was always part of the brief.
What causes office fit-out costs to go over budget?
The three most common causes are late scope changes, inadequate briefing leading to redesigns, and unresolved MEP constraints discovered during site. Read more: managing scope changes in fit-outs.
Do you provide a BOQ with your quote?
Yes — every quote is backed by a line-item BOQ with quantities and material specs. You can see exactly what you are paying for, and every substitution during the build is logged against it.
What payment structure do you use?
Typically milestone-linked: mobilisation, structural and MEP rough-in, fit-out completion, and handover. Specific percentages are agreed per project based on scope and duration.
Timeline & Delivery
How long does an office fit-out take in Pune or Mumbai?
Most projects between 6,000–15,000 sq ft are delivered in 38–72 working days. Larger or more complex projects — multi-floor headquarters, ultra-premium finishes — may run 80–100 working days.
What is the fastest you have delivered a large fit-out?
We delivered a 14,000 sq ft GCC hub in Hinjewadi in 54 working days including design, sign-off, procurement, and construction. Speed requires clean briefing and fast client decisions at each stage.
What happens if there is a delay on site?
There is one accountable project manager and one contract. Vendor delays are our problem, not yours — we absorb and manage them. You get daily progress reports against the Gantt; issues surface early, not at handover.
Do you work on weekends or outside building hours if needed?
Where building management allows, yes. For IT park and Grade-A tower projects we coordinate working hours with the facility team from the start.
What is the handover process?
Snag closure, deep cleaning, as-built documentation, warranty paperwork, and asset register — all issued at handover. You get 90 days of post-handover support before DLP formally begins.
What is the defects liability period (DLP)?
The DLP is the contracted period — typically 12 months — during which we are responsible for rectifying defects in our scope at no additional cost. See our glossary entry on DLP.
Can I phase the move-in before all snagging is complete?
Yes, on larger projects we often plan a soft handover of completed zones so you can begin occupation while minor snagging in other areas is resolved. This is agreed in the programme upfront.
Process & Scope
What does your design-build process look like end to end?
Strategy and briefing → space planning → design development → 3D sign-off → BOQ and fixed-price contract → procurement and site setup → MEP rough-in → fit-out → snag, clean, and handover. One team throughout. See our process page.
What is included in one contract?
Civil and demolition, MEP (electrical, HVAC, plumbing, fire detection), flooring, false ceiling, glazing and partitions, joinery and millwork, lighting, AV and structured cabling, and DG/UPS provisions. Furniture, signage, and IT active equipment are typically quoted separately.
Do you handle MEP in-house?
MEP is coordinated and managed by our team under the main contract. We use specialist MEP sub-contractors we have worked with across 500,000+ sq ft, so the accountability stays with us.
What is a snag list and how do you manage it?
A snag list is the record of defects and incomplete items identified at practical completion. We conduct a joint inspection with you, log every item, assign it a closure date, and track it to zero before formal handover.
Do you manage landlord or society NOC on our behalf?
Yes — we handle all building management coordination, NOC applications, and approval tracking. In complex buildings like BKC towers or SEEPZ, this requires early engagement; we factor it into the programme from day one.
Can you work around our existing furniture or AV?
Yes, we survey and document existing assets at briefing stage, and design around them where they fit the brief. We will flag anything that is likely to underperform or cause issues in the new layout.
What happens at design sign-off?
You review and approve the space plan, material board, and full 3D walkthrough. No procurement is released until you sign off. Changes after this point are logged as change orders against the BOQ.
Do you handle government approvals?
We manage landlord and building management approvals, fire NOC applications where required by scope, and liaise with local authorities on your behalf. Statutory approvals specific to your business operations (trade licence, etc.) remain your responsibility.
Design & Specifications
Can I see a 3D walkthrough before you start building?
Always. A photorealistic 3D walkthrough is part of the design stage. No procurement is released before you have seen and approved how every zone will look. Read more: why 3D walkthroughs matter.
Do you offer LEED, IGBC, or WELL-aligned designs?

What is activity-based working and can you design for it?
Activity-based working (ABW) means providing a range of settings — focus booths, collaboration zones, social areas, project rooms — so people choose where they work based on the task, not an assigned desk. We have delivered ABW environments across GCCs and enterprise occupiers in Pune and Mumbai.
How do you approach acoustic design in open-plan offices?

Post-Handover & Support
What support do you provide after handover?
90 days of post-handover support, followed by the defects liability period. You have a named contact — not a generic helpdesk — for any issue in scope.
Who do I contact if something breaks in the first 90 days?
Your project lead remains your contact point for 90 days post-handover. After that, DLP queries are handled by our aftercare team with the same named contact.
Do you offer a warranty on your work?
Yes — workmanship warranty aligns with our DLP (typically 12 months). Manufacturer warranties on MEP equipment, joinery hardware, and AV systems are passed through to you at handover with full documentation.
Can you help with future expansions to the same space?
Yes. We maintain as-built records and can return for phase 2 expansions, reconfigurations, or refreshes. Many clients engage us across multiple fit-out cycles.
Do you provide as-built drawings?
Yes — full as-built drawing set (architectural, MEP, joinery shop drawings) is part of the handover package. These are essential if you need to make any changes later or comply with future landlord inspections.
Do you offer workplace strategy reviews after we've moved in?
