Before submitting a brief, collect the basics: location, approximate floor area, team size, preferred workplace model, critical rooms or technology, current lease or possession status, and the date the space needs to operate. If you are comparing options, say what has made the decision difficult so the team can address the real constraint.
The first discussion is about fit and clarity. It helps establish whether the requirement is best handled as strategy, design, turnkey delivery, engineering, smart technology, or a combined scope.
The information that makes a brief useful
Share what you know and mark what is still uncertain. The building and city, approximate area, possession date, team size, working pattern, important rooms, technology requirements, budget range, landlord rules, and target operational date all affect the route. It is also useful to say whether you need a concept, a cost plan, a design partner, a turnkey contractor, or one team for the complete delivery.
A project conversation should reduce uncertainty. It should not force you to pretend that unknown site conditions or approvals have already been resolved.
